  1. Can I modify the plans?
    Yes, Most Jenish home plans can be modified to suit your needs. Please fax or email the changes you would like to make, (in point form) and a designer will get back to you a quote.

  2. What is the modification process?
    Once a designer has reviewed the changes you wish to make, a work order outlining all the changes you have requested, and the costs, will be faxed or emailed to you. Once approved by you, a deposit will be requested. A preliminary design will be sent by fax or email to you. Check that all the changes discussed are incorporated. Should you want further changes, this is the time to do it! After the preliminary design has been approved the designer will commence the working drawings. If further changes are made at this point, you will be charged additional design time. Once the blueprints are complete, the designer will ask for final payment prior to your plans being shipped to you.

  3. How much does it cost to modify?
    Jenish designers charge $75.00/hour. The time needed to customize the plan varies according to the complexity of the modification. One of our Jenish designers will give you a firm quote based on your requirements. If however, you add more changes after the initial quote, you will be given a second quote for the additional changes.

  4. What is a Mirror Reverse?
    A mirror reverse is a reversed image of the plan with the text appearing backwards. You would need to hold the plan up to a mirror to read the text – therefore the terminology “mirror reverse”. You cannot obtain a building permit with a mirror reverse plan. Therefore we recommend you purchase the original plan for building permit stamped “to be built in reverse” and 1 mirror image for reference on the construction site. The balance of the construction copies should be original so the text is readable. Some areas will not allow mirror image at all – check with your Building Department before ordering.

  5. What is Readable Reverse?
    The plan has been drawn in reverse. All the text is readable. Not all plans may have this option available. It takes approximately 1-2 weeks to complete a readable reverse option. All readable reverse options have an additional surcharge - Please call for quote.

  6. What is included in the set of Jenish Blueprints?
    Jenish blueprints include 4 elevations, floor plans, foundation, electrical, a standard site plan, cross-sections, and a list of general specifications.

  7. What is included in the Jenish Material List?
    Our lock-up stage material lists are designed to give you as much information about the building components as necessary to easily prepare a budget.

    We do not include areas such as the kitchen and bathrooms which are highly personal areas and should be discussed with specialists involved in preparing estimates for those rooms.

    Included are:
    • Framing materials for all floors
    • Studs, joists and sheathing excluding* concrete forms, and engineered** beams and lintels
    • Roof framing*** (hand framed portions only)
    • Exterior sidings, wood trims and soffiting
    • Excluding stucco and build-outs
    • Exterior, interior and garage doors
    • Including hardware & casings
    • Windows, including trims (casings)
    • Interior drywall (gypsum board beading and compound)
    • Insulation, vapor barriers, nails, screws, gaskets, etc.
    • Closet rods and shelves
    • Interior stairs and railings
    • Sundecks and railings

      They do not include personal choices such as plumbing/heating or electrical fixtures, appliances, carpeting, cabinets and various finishes.

      *concrete forms are subject to site conditions; **beam and lintel engineering to be by a local engineer; ***trusses are to be engineered by your local truss manufacturer

  8. Are garages included in the total square footage?
    No. Garages are not included in the overall total square footage of the home. Only finished areas, including bay windows, are used in the total square footage calculation. Balconies and sundecks are not included unless they cover a garage, carport or entry.

  9. Can I have an address where this plan has been built in my area?
    Unfortunately, for privacy reasons, Jenish cannot provide you with addresses of plans that have been built.

  10. How much will this plan cost to build?
    You can contact a local builder or your local building association for a builder reference.

  11. Can I get a rear elevation of these plans?
    Yes, the rear elevation and side elevations come with the purchase of the Jenish plans.

  12. Can I change the foundation?
    Yes, in most cases this is possible. If a plan does not show the foundation you want, click on the “Ask a Designer” box for a quote on the cost to convert to the foundation you want. Conversions generally take 2 weeks to complete.

  13. Can I modify the exterior walls from 2x4 to 2x6 or vice versa?
    Yes, there is no charge for this service. It generally takes 1 week to complete.

  14. How do local building codes affect my plan?
    If you live in areas of extreme weather such as high wind, heavy snow loads, or areas of substandard load bearing soil conditions, local authorities may require an engineer’s report. If an engineer’s stamp is required, you need to have the plans stamped at your local level.

  15. How many sets should I order?
    The minimum is 5 sets, but we strongly recommend 8 sets. The extra sets ensure you have enough copies for your local municipality, builder and various sub-trades. (Keep one set for when you sell your home, or in case of future renovations.)

  16. Can you recommend a builder in my area?
    Go to our Other Resources page and find the association in your area. Most associations have membership rosters listing the builders and sub trades that belong to their association.

  17. Are the plans copyrighted?
    Yes. All Jenish blueprints, renderings, material lists and plan book illustrations of the Jenish designs are the exclusive copyrighted property of Jenish House Design Limited and may not be reproduced, copied or modified in whole or in part, IN ANY FORM without the permission of Jenish House Design Limited.

    When a builder or client purchases a Jenish plan, they have received permission to build ONE HOME ONLY from Jenish copyrighted plan. Ownership of the plan remains the exclusive copyrighted property of Jenish. Plans may not be copied or resold. Jenish takes its copyright seriously and will enforce the Copyright Laws of Canada to the fullest extent of the law on all violators.

  18. What is the difference between the permit copies and the construction copies of a plan?
    When you order 5 sets, or 8 sets or 10 sets of blueprints, there will be two (2) sets that are stamped “For Permit Only”. These sets are to be submitted to your Building Department to obtain one building permit, to build one house from the purchased set of plans. The Building Department will stamp and return one permit copy to you to keep on your construction site. The balance of your order will contain blueprint sets that are stamped “For Construction Only” NOT for Permit. These sets are to be used for quotes from your suppliers and trades. Permit copies may NOT be split. And, Construction copies may not be substituted for Permit Copies in order to obtain a building permit. This would constitute an infringement of the original permission from Jenish to build “ONE HOME ONLY” from their copyrighted plan.

  19. Can I make copies of the plans?
    No, all Jenish plans are copyrighted under the Copyright Laws of Canada. You may obtain additional construction copies by contacting the Jenish office or purchasing them through this website.

  21. Can I purchase a CADD drawing or reproducible vellum?
    No, some design companies will sell CADD drawings or Reproducible Vellums because they do not wish to make modifications for the client. At Jenish, we prefer to make all modifications. Our clients deserve a modification that is drawn to the same high standard and quality as the original design. And, because our designers are familiar with the plans, the modification time is kept to a minimum – a direct savings to our clients.

  22. Can the plans be converted to metric?
    Yes, a “soft” conversion can be done. The cost for a soft conversion is quoted on an individual plan basis.

  23. How long does it take to get my plans?
    If you call before noon Pacific Time, and you have ordered a stock plan with no changes, your plans will go out that day. It generally takes 1-2 days in BC, 3-4 outside BC, and for remote areas 1 week. All plans are sent Priority Post in Canada and UPS to the USA and overseas. If you have ordered a plan with modifications, reversal, or conversion to a new foundation, the time varies depending on the complexity.
